Owner Relations

It is my desire as a professional property manager to make your investment as profitable as possible.  When working with Reinhardt Properties, you get many valuable services.

  • Communicate with Owner on occupancy
  • Relay information about tenant issues to be resolved

Tenant Relations

  • Show residential space to future tenants, complete applications and credit checks
  • Negotiate/complete all rental agreements with tenants
  • Negotiate lease renewals prior to expiration
  • Address any tenants issues and complete in a timely manner
  • 24 Hour emergency service

Tenant Acquisition Services

Owner Relations

  • Market Analysis
  • Market/Advertise your property
  • Inform owner about rental inspections for the property required by the City
  • Communicate with Owner on occupancy

Tenant Relations

  • Show residential space to future tenants
  • Complete application process including credit/criminal checks
  • Complete all rental agreements with tenants


  • Collect security deposit and first month’s rent from tenant to be paid to Owner.

Contractual Services

  • As needed, contract for plumbing, electrical, general maintenance, snow removal, etc.
  • Maintain communication with contract service providers

Additional Services

  • Rent/Receipts – Collection of Rent/Deposits from all Tenants
  • Record Keeping
    • I keep accurate and timely records on all aspects of the management of your property in QuickBooks.
    • Maintain records that reflect all rental income and expenditures incurred in connection with our management of the property.
    • Provide Owner originals of all invoices, statements, purchase orders, and billings received and paid during such preceding month as well as such other information relating to the management of the property that, in the opinion of Agent, requires the attention of the Owner.
  • Bank Accounts
    • I maintain a security trust account to hold all the deposit monies.
    • These accounts are managed in accordance with the State of Iowa Department of Licensing guidelines.
  • Evictions – I handle all aspects of the eviction process at the owner’s expense.
